Home Suite Home Incentive Program

Homeowners in Comox who meet the program's terms (see below) are eligible to apply for the grant. The program is limited to the first 25 qualifying ADUs, with a maximum expenditure of $75,000 funded by the Housing Accelerator Fund.

You may be eligible for the program if:

• You wish to construct a new coach house, upgrade an unauthorized secondary suite or coach house, or construct a new secondary suite in an existing detached dwelling or side-by side duplex.
• The suite complies with the Town’s Zoning Bylaw requirements, including parking requirements.
• The house where a secondary suite is proposed to be located received occupancy prior to December 4, 2024.
• You agree and sign an owners declaration to make the ADU available as a residential dwelling unit for a period of at least 5 years.
• An occupancy permit is obtained within 14 months of building permit issuance.
• The incentive program will run until December 1, 2027, or until the allocated funds are exhausted, whichever comes first. Homeowners are encouraged to apply early to take advantage of this opportunity.
   

To participate in the Comox Home Suite Home ADU Incentive Program, homeowners must follow a series of steps to ensure their project meets all program and regulatory requirements. 

1. Confirm your property and ADU project meets the program and regulatory requirements.
2. Determine if a Development Permit is required.
3. Apply for a Building Permit and advise staff that you would like to apply for the Comox Home Suite Home ADU Incentive.
4. Submit your completed ADU Incentive Program declaration form. 
5. Do not assume approval of grant monies as there is a maximum 14-month period from Building Permit Issuance to obtain an Occupancy Permit.
6. Pick up your approved Building Permit and complete all necessary construction and applicable inspections. 
7. Request an Occupancy Permit. 
8. After your Occupancy Permit has been issued, provide a signed Owners Declaration and Cheque requisition. A cheque will be issued within about three to six weeks.
